MIRAFLORES RENTAL APARTMENTS
SHORT TERM RENTAL - GENERAL CONDITIONS


CONDITIONS OF RESERVATION

1- The reservation starts by getting in contact with Miraflores Apartment Rentals, and providing all relevant information of the guests (full name and last name, ID cards, and age of each guest) and dates of the rent even as the time and date of arrival at the airport and flight number. The person who makes the reservation must be of legal age in its country of residence and guarantee to be financially responsible for the payment of the contracted services.

2- Within 24 hours, you will be receive an answer about the availability of the selected apartment in the requested dates.

3- The method of payment can be realized by:
- Bank deposit
- Paypal
- Western Union
- Bank transfer
- Credit Cards
- All transfer fees and expenses are at charge of the guest/renter.
Reservations are only confirmed upon cleared receipt of the full amount of the deposit by Miraflores Apartment Rentals, we will validate the reservation by sending you a confirmation email. This deposit is only refundable as defined in the Cancellation Policy.

4- All the prices published by Miraflores Apartment Rentals are in American Dollars.

5- During your stay in Lima, we will be at your disposal for any questions you might have.

6- The remaining balance for the stay in the apartment + the fully refundable security deposit has to be paid by the client in CASH in US dollars upon arrival (please remember, NO CASH, NO CHECK IN!).

CONDITIONS OF THE ACCOMMODATION

1- At the time and date of the guest’s arrival, an agent or the owner will be waiting for you at the apartment.

2- At the check-in, the guest will receive the keys of the apartment and all information related to the operation of the property, the zone, and other relevant information that may help to make their stay more comfortable.

3- At the check out, the guests should leave the apartment in the same conditions of order and hygiene in which it was received.

4- Miraflores Apartment Rentals will not take responsibility for the loss of any property of the guest during his stay in the apartment.

5- Once the contract is finished and the guest has left the apartment, Miraflores Apartment Rentals will not take responsibility for lost or forgotten objects in the apartment. The guest is full responsable for any dammage or disappeared objects at the apartment. Neither Miraflores Apartment Rentals nor the owner of the apartment shall be liable for any direct or indirect damages that may arise as a consequence of the use by the client of the apartment, including without limitation, damages, insurance, losses because of fires, robbery or criminal behaviour.

6- Are forbidden: explosive and/or dangerous materials as well as drugs. Any risks, trouble or situations that may disturb the security of the property or its conservation; or disturb the neighbours.

7- Animals are not allowed in the apartment nor in the building.


INCLUDED SERVICES

The prices published by our webpage include:
- Water consumption
- Electricity consumption (220V / 60Hz)
- Gas consumption
- Cable TV service
- Fixed line telephony In some apartments * (This service includes only incoming calls, for outgoing calls a phone card is needed)
- Internet WIFI service in some apartments
- Service of maintenance of the building

All apartments include a fully equipped kitchen, (domestic appliances, pots, crockery, cooking utensils, etc)
bedclothes and towels for each guest.

During your stay, we will be at your disposal for anything you may need.

With making the reservation, the guest agrees and accepts all the Terms and Conditions, Conditions of Reservation and Cancellation Policies established by Miraflores Apartment Rentals.


NUMBER OF GUESTS

The customer must inform us which is the number of guests in total, Only the persons indicated in the reservation will be authorized to use the department.
The number of guests that use the department may not exceed the established capacity; If the number of guests should exceed the capacity, we reserve ourselves the right to ask the customer to leave the property without having the right to claim any compensation.

CHECK - IN / CHECK - OUT

1- CHECK- IN TIME: 3 PM / 15:00
The check - in times are from 3 PM untill 10 PM (22:00). Of course , when you arrive later than 10 PM, you can check in at your apartment, probably at an additional cost for a late check in.

2- CHECK - OUT TIME: before 12AM / 12:00 noon

3- The check-in and check-out dates to the apartment will have to be coordinated with us with minimum 72 hours in advance.

4- At the check-out, the guest will have to return the keys of the apartment to our representative or leave them at the reception.


CANCELLATION POLICY

It is important that you know that the total amount paid at the reservation, probably will be not refundable. The booking may be cancelled by the client at any time provided that the cancellation is communicated to Miraflores Apartment Rentals in writing. If you want to cancel your reservation, you must inform us at least 45 days in advance. Cancellation charges will be applied. The deposit that has been paid to confirm the reservation is non-refundable.

Cancellation fees:
- Fourty five (45) days or more before arrival, 50% of the amount paid as reservation will be charged as cancellation fee, with a minimum of US $ 300,00 for administration costs.
- Fourty four (44) days or less before arrival, 100% of the amount paid as reservation, will be charged as cancellation fee.

If the guest wants to leave the apartment, before the check out date, neather the amount paid at reservation, neither the amount paid while entering the apartment will be refundable, it will be considered as compensation for breach of contract. We recommend that clients purchase their own holiday cancellation insurance. Any cancellation, including force majeure, will be subject to our clear and simple cancellation policy stated herein.


FEE SERVICES AND ADMINISTRATION COSTS

We are not owner of the apartments, our services: looking for the best suitable apartment for our clients and putting our clients in contact with the owner, are subject to a small fee, which is included in all prices mentioned on this website.


CLEANLINESS

Before the arrival of the guest, the apartment will be cleaned. During your stay in the apartment, if you want, and to an additional price, we can arrange cleaning a few times a week.


ADDITIONAL SERVICES

1- TRANSFER FROM AIRPORT TO APARTMENT
For all passengers, we can provide the transfer from Lima airport Jorge Chavez to your apartment or hotel.

We offer a quality private airport - hotel transfer, by private car. Our driver will be waiting for you in the arrivals hall of the airport, with a signboard with the name of the passenger, and take you straight to your Lima accommodation. More info : www.airportpickuplima.com
